
A 100 acre dining district is going up in Anaheim right now
Chef Roy Choi will bring his Korean barbecue concept Best Friend to OCVIBE, the 100 acre mixed use district surrounding Honda Center in Anaheim, with an opening targeted for Fall 2027. It will be the second permanent Best Friend after the Las Vegas flagship at Park MGM, according to the announcement released on July 20, 2026.
That is one restaurant. The same announcement describes more than 35 dining establishments planned for the district, including Katella Commons, a 50,000 square foot market hall targeted for early 2027.
Flooring is one of the first finishes decided in a food service build out and one of the last things anyone wants to redo. Choose the wrong system and you are grinding it back out inside three years, usually during business hours you cannot afford to lose.
Why commercial kitchen floors fail faster than garage floors
A garage slab deals with tires, dropped tools and Orange County summer heat. A cook line deals with all of that plus boiling water, animal fat and daily chemical cleaning.
Animal fats and strong alkaline degreasers chew through bare concrete and thin coatings. Hot water and steam hitting a cool slab create thermal shock that lifts anything not bonded and built for the cycle.
That is why a kitchen almost never gets the same product as a home garage. It gets a thicker, more chemically resistant resin build, often urethane modified, with aggregate broadcast into the surface for grip. Our kitchen and food service floor work is specified around those three stresses first and appearance second.
California's retail food code also requires floors in food preparation, warehousing and utility areas to be smooth, durable and easily cleanable. A seamless resinous floor with an integral cove base satisfies that more easily than tile, because there are no grout joints holding grease.
Match the system to the zone, not to the building
Restaurants get treated as one floor far too often. A single specification across the whole footprint means the dish pit is underbuilt and the dining room is overbuilt.

The cooler and freezer rows matter more than people expect. Those rooms cannot sit warm and empty for a week, which is why a fast curing polyaspartic build often wins there on schedule alone.
Coving, drains and slope cause most of the callbacks
The failures we get called out to inspect are rarely in the middle of the floor. They start at the edges and the drains.
Water runs behind a base that was never coved, sits under the coating and pushes it off the slab from below. A resin cove turned up four to six inches at every wall and equipment plinth removes that path entirely.
Trench drains and floor sinks need the coating carried into the drain body rather than stopped short of it. Slope should be verified before any resin goes down, because correcting a low spot or a spalled slab costs a fraction of the price before the finish instead of after.
Slip resistance is a specification, not a preference
Texture should be chosen per zone and written into the scope. A wet cook line needs a coarser broadcast than a hostess station, and the two should never receive the same finish.
Too smooth and staff slip on a greasy shift. Too coarse and the surface traps grease, resists mopping and fails inspection for the opposite reason.
Front of house is judged on a different scale
Dining rooms have to hold up and also look intentional under low light. That usually means a poured metallic finish or ground and polished concrete, both of which give a hard surface with no seams to catch dropped food.
Bars sit in between. They see standing water and citrus acid all night, so they deserve kitchen grade chemical resistance with a dining room appearance.
When to book coating in a build out schedule
Coatings go in after rough plumbing and before equipment, and that window is narrow. Working backward from an opening date keeps you out of the worst outcome, which is coating around installed equipment.
- Twelve to sixteen weeks out: moisture testing and slab assessment, plus system selection per zone.
- Six to eight weeks out: slab repair, grinding and any leveling work.
- Three to five weeks out: coating install, coving and drain terminations.
- Two weeks out: equipment set, then staff training on cleaning chemicals that will not dull the finish.
Three Orange County conditions worth planning around
Coastal slabs in Newport Beach and Huntington Beach frequently show elevated moisture vapor emission. Testing before install is not optional there, and a vapor tolerant primer can be the difference between a ten year floor and a two year one.
Older buildings in Santa Ana and central Anaheim often hide previous tile mastic, sealers or patchwork under whatever is down now. That gets discovered during grinding, so budget for it rather than being surprised by it.
Inland heat in Irvine and Anaheim shortens working time on summer installs. Crews compensate with early starts and material staged cool, and it is one reason larger commercial coating projects across OC get sequenced into night shifts.
